- What areas do you build in?
- We are based in Fort Mill, South Carolina and work throughout South Carolina and North Carolina, with most of our projects in the Charlotte metro — Fort Mill, Tega Cay, Rock Hill, Lake Wylie, Indian Land, Charlotte, Waxhaw, and the surrounding communities in York, Lancaster, Mecklenburg, and Union counties. If your property is outside that range, call us and we will tell you honestly whether we are the right fit.
- Do I need to already own land to build a custom home?
- No. We work with clients who already own their lot and with clients who are still looking. If you are evaluating a property, we can walk it with you and talk through what the site work, access, grade, and utilities are likely to involve before you commit to buying it.
- What does the free consultation include?
- It is a conversation about what you are trying to build or change, usually including a look at the property. We discuss scope, rough timing, and what is realistic, and you leave with a clearer picture of the project. There is no cost and no obligation to proceed.
- How do you handle budgets and pricing?
- We do not publish prices, because no two projects are the same — the site, the scope, and the specifications drive the number. What we do is attach costs to decisions as they are made during design, so you approve a plan and a budget together rather than receiving a single figure at the end.
- How long does a project take?
- It depends on scope, permitting, and material lead times, and those vary by jurisdiction and by season. We give you a schedule during pre-construction rather than a guess during the first phone call, and we update you against that schedule as the work progresses.
- Can I live in my house during a renovation?
- Sometimes. It depends on the scope, which systems are being taken offline, and how much of the house is affected at once. We will tell you honestly which category your project falls into, and if you are staying, we plan phasing and dust control around your household.
- Do you work with investors and realtors?
- Yes. A significant part of our work is flip and buy-and-hold projects for investors, and we regularly coordinate with agents on finish level, scope, and listing timing. If you have a realtor advising on the exit, we would rather have them involved from the start than discover a mismatch at the end.
- Who will I be dealing with during the project?
- You get a single point of contact rather than being passed between people, along with regular updates on what is finished, what is next, and which decisions are coming up.
