Buy-and-Hold Projects
Builds and rehabs for rental portfolios
New builds and rehabs specified for long-term rental ownership — durable materials, low-maintenance details, and unit-ready turnovers.
Typically includes
- New construction and rehabs specified for rental ownership
- Durable, serviceable material and fixture selection
- Deferred maintenance addressed before cosmetic work
- Roof, water intrusion, electrical, and plumbing remediation
The process
The same five stages, whatever we are building
Scope changes between a custom home and a rental rehab. The way a project is run does not.
Free consultation
We talk through what you are trying to build or change, look at the property, and get clear on scope, timing, and what you want the finished result to do for you. No cost and no obligation.
Design and budget
Plans and specifications are developed alongside a line-by-line budget, so choices are priced as they are made. You approve the plan and the number together before anything is committed.
Permitting and pre-construction
We handle permit applications and inspection scheduling with the county or municipality, confirm material lead times, and lock the construction schedule before mobilizing.
Construction with regular updates
Trades are coordinated against the schedule and you get regular progress updates, including what is finished, what is next, and which decisions are coming up so nothing is rushed.
Walkthrough and handover
We walk the finished project together, work through the punch list, and hand over the property with the documentation you need — whether that is moving in, listing, or leasing.
Pricing
No published prices — and a free consultation to find your number
We do not list prices, because a price without a scope is a guess. The site, the existing conditions, the specification, and the permitting jurisdiction all move the number materially. What we do instead is give you a free consultation, then build a budget line by line during design so you can see what each decision costs while you are still deciding.
The consultation costs nothing and commits you to nothing. If we are not the right builder for your project, we will say so.
