How this work runs
Plenty of houses in this region are in the right location on the right lot, and the only real problem is that the layout and the finishes belong to a different decade. Renovation is often the better financial decision than moving, and it is almost always the better decision than tearing down something structurally sound.
We start with an honest assessment of the existing house. What is load-bearing and what is not. What condition the roof, foundation, framing, plumbing, and electrical are actually in. Where the money is best spent and — just as importantly — where it is not. If a wall you want removed is going to require a beam, a new footing, and a week of temporary shoring, you will hear that in the first conversation rather than as a change order in week six.
Typical scopes include opening up closed-off kitchens and living areas, reconfiguring dated primary suites and bathrooms, adding usable square footage, replacing flooring and trim throughout, and updating mechanical, electrical, and plumbing systems while the walls are already open. We sequence the work so the disruptive, dusty phases happen together rather than dragging across the whole project.
Living in the house during the work is possible on many projects and impractical on some. We will tell you honestly which one yours is, and if you are staying, we plan phasing, dust control, and which rooms stay usable around your household rather than around our convenience.
