How this work runs
Property you intend to hold gets specified differently from property you intend to sell. The finish that photographs best is not always the finish that survives five years of tenants, and every maintenance call after turnover comes out of the same return the renovation was supposed to protect.
For buy-and-hold work we push the budget toward durability and serviceability: flooring that handles traffic and water, surfaces that clean rather than stain, fixtures with parts that are still available in a few years, and mechanical equipment that is straightforward to service. Where a cheaper option makes sense because it is genuinely easy to replace, we will say so rather than upselling it.
We handle both ground-up builds intended as rentals and rehabs of existing properties being brought into a portfolio. On rehabs, that usually means dealing with deferred maintenance properly — roof, water intrusion, electrical, plumbing — before the cosmetic work, so the property does not hand you a problem in year two that was visible in year zero.
Turnovers are delivered ready to lease: cleaned, functional, and documented, with the information you need for your property manager rather than a pile of loose paperwork.
