How this work runs
A flip is a different job from a homeowner renovation, and pretending otherwise is how investors lose margin. The finish level has to match the comparable sales, not the owner's taste. The schedule is a carrying-cost problem, not a convenience problem. And the scope has to stop at the point where additional spend stops returning.
We walk properties before purchase when you want a second opinion on scope and cost, and we are direct about what we see. If the numbers only work when nothing goes wrong, that is worth knowing before closing rather than after demolition. Once you own it, we scope the work against your target resale price and the comparable properties in that submarket, and we tell you which items are needed to sell and which are optional upside.
During construction the priority is throughput. Trades are scheduled to keep the property moving rather than to fill gaps in our calendar, decisions are batched so material orders are placed early, and you get updates against the schedule so you can plan your listing date, your lender, and your agent around real dates.
We work with investors directly and alongside their agents. If you have a realtor advising on finish level and pricing, we would rather have them in the conversation from the start than hear about a mismatch at the final walkthrough.
